Other logistics facility with about 15,000 m² of hall space let to Toom Baumarkt GmbH * Completion end of 2016
FOUR PARX GmbH, Dreieich, started construction works of the new logistics and commercial park in Dietzenbach, Assar-Gabriellson-Str. 16, on 27 june 2016. The project developer is building a logistics park on the area of about 49,400 m² in an attractive location in the economic Rhein-Main region. The site is located with superb access options to the highways A661 and A3. Frankfurt Airport can be reached by car in 25 minutes.
The two logistics facilities emerging on the site are now both rented on a long-term basis. In the first construction section FOUR PARX is realizing a logistics facility with about 10,000 m² hall space, 400 m² mezzanine and 900 m² for offices and social areas. The facility, whose start of construction was rescheduled from april to june because of synergies, has 36 parking spaces for cars in the outdoor area. Tenant of the first unit is Storopack Deutschland GmbH & CO. KG, Metzingen. Storopack will still put in operation the new location in 2016.
The second unit compromises about 15,400 m² hall space, 200 m² for offices and social areas, 32 parking spaces for cars and 5 for lorries. Tenant of the facility is Toom Baumarkt GmbH, Köln, who will put in operation the new space at the beginning of 2017.
Michaela Zechmeister becomes new manager at FOUR PARX Property Management GmbH
FOUR PARX GmbH, Dreieich, is further expanding the area of property management. On 7 June 2016, Michaela Zechmeister (32) was appointed the new manager of FOUR PARX Property Management GmbH. She heads the division within the FOUR PARX group alongside managing partners Francisco J. Bähr and Oliver Schmitt.
Zechmeister trained to become a certified business professional in the real estate sector, later studying at the business administration academy VWA parallel to working to successfully become a real estate economist. She previously worked for nextparx GmbH (now FOUR PARX GmbH) from 2006 to 2012, in charge of property management. Most recently, she worked for DIC Onsite GmbH, Frankfurt am Main, where she expanded her experience as a property manager with a focus on commercial and office buildings.
Expanding streetwear chain store operator Snipes SE leases first section with about 20,000 m²*
Dreieich – On an area of about 55,000 m² in Urfelder street 67 , FOUR PARX GmbH, Dreieich, as a specialist for commercial real estate, is to develop the first of two commercial halls with a hall space of 17,157 m² and a space of 2,041 m² for offices and social areas. The facility also will have 50 parking spaces for cars and 14 for lorries in the outdoor area. Tenant of the new commercial hall is Snipes SE, an international streetwear chain store operator with stores in five countries.
Building application for the new facility already has been submitted. The completion is planned for the end of 2016. FOUR PARX is currently planning another hall with approx. 10,000 m² of hall space. The developer at the moment is negotiating with other potential tenants for this second section.
Mayor Jürgen Rogg expressed his satisfaction with the dynamic and successful development of the commercial area by FOUR PARX: „In the last years the close and trustful cooperation between our Economic Development Office and the developer worked effectively. Users benefit from a long-term assurance of their logistics locations in the Rhein-Main region.“
The Economic Development Office established the contact to the new tenant Toom who sent an inquiry to the municipality of Dietzenbach. Francisco Bähr, one of the managing directors of FOUR PARX GmbH, commented on the successful project: „The realization of the new logistics and commercial facility in Dietzenbach is due to the good interaction of all concerned. Our special thanks go to the mayor and the economic development of Dietzenbach.“
List Bau GmbH, Bielefeld, has been assigned as general contractor and realizes both units for FOUR PARX. The development of the logistics and commercial facility in Dietzenbach is implemented by a joint venture between FPX Holding GmbH and Taurus Investment Holding. Deutsche Hypothekenbank is the financing partner of the project.
FOUR PARX Property Management GmbH undertakes facility management for various properties developed by FOUR PARX, but is also available for third-party properties. “It is only when properties are expertly managed that they can fulfil anticipated financial returns. That is why facility management and property management are essential services that we at the FOUR PARX group undertake ourselves. With Michaela Zechmeister, we have gained outstanding support for this area”, confirms Francisco J. Bähr.
Michaela Zechmeister explains: “After being away for four years and gaining further professional experience in property management, I am delighted to return as part of the team around Francisco J. Bähr and Oliver Schmitt. For me, within my new duties in the FOUR PARX group, the satisfaction of our clients and tenants has utmost priority.”
The property is conveniently situated in the economic region of the Bay of Cologne with excellent connections to all traffic carriers. The next highway entrance to the A555 is only one kilometer away. The airport of Cologne/Bonn can be reached by car in 15 minutes. Thereby, the location is best suitable as a supply center in the Cologne region as well as an european distribution center.
The logistics facility will be an important link between the global purchasing markets and the stores for Snipes. At the new plant location will work around 80 employees.
