Flexible divisibility | FOUR PARX realizes project in Dahlewitz without pre-letting

FOUR PARX Holding GmbH, the Dreieich-based company specialising in the project development of commercial real estate, develops real estate without pre-letting. The new project is a commercial and logistics facility with around 15,000 sqm of warehouse space, 1,000 sqm of office space and 2,500 sqm of mezzanine space in Dahlewitz, south of Berlin. The space is currently being marketed in flexible units from 2,500 sqm and is expected to be ready for occupancy at the beginning of the second quarter of 2019.

The hall areas can be flexibly divided into units of 2,500 sqm, 5,000 sqm, 7,500 sqm, 10,000 sqm, 16,000 sqm and the office space can be expanded to meet tenant requirements.

The plant will be constructed in a sustainable manner (DGNB GOLD). The hall also features special building insulation, which saves heating costs in winter and lowers indoor temperatures in summer. The storage of water-polluting substances up to class WGK II is possible due to the appropriate constructional equipment. The hall measures 12m in height from the lower edge of the truss and the floor area can be loaded with up to 5 t/sqm.

Lively market interest for the location and for flexible divisibility

Due to its location and design, the property is particularly interesting for commercial users in the areas of e-commerce, fulfillment, contract logistics or urban logistics. Individual user requirements can be taken into account. Another advantage is the geographical location. Dahlewitz, which also houses the engine manufacturer Rolls-Royce, is embedded in the Großbeeren/Ludwigsfelde/Königs-Wusterhausen logistics cluster. The Four Parx project is conveniently located directly on the A 10 motorway and thus has good connections to the city centre of Berlin and is only a few kilometres from Schönefeld Airport.

The project in Dahlewitz is one of a series of new speculative project developments that Four Parx is realising in a joint venture with the international investor Taurus Investment, Boston, which specialises in commercial real estate. Taurus is a long-standing financial partner of Four Parx, with whom the project developer has already realised several projects.
