Four Parx Holding GmbH is about to successfully complete one of the largest conversion projects in the Rhine-Main region. On the former production site of Südzucker AG in Groß-Gerau with a total area of 243,000 sqm, Four Parx has been building around 106,000 sqm of total hall space in four construction phases since summer 2017. In 2015, Four Parx concluded a joint venture with the global real estate investor AEW for this conversion project.

The first three construction phases are already under construction and long-term leased. The last construction phase comprises around 28,685 sqm of hall space, approx. 2,083 sqm of office and social space and approx. 1,609 sqm of mezzanine space. The areas are flexibly divisible into units of two times approx. 10,000 sqm and once 8,000 sqm hall area. The storage and handling of goods according to water hazard class 2 (WHG) as well as special constructions such as temperature control are possible. Tenants are currently being sought for these areas. Construction has started on the last section, completion is scheduled for October 2018.

Conversion project in high-quality and sustainable construction method

The entire commercial and logistics park will be built to a high standard of quality and in a sustainable manner. All four construction phases will be certified according to the DGNB Gold Standard (German Sustainable Building Council) and managed by Four Parx with central property management to save operating costs for the AEW LOGISTIS Fund.

The project developer invested extensively in traffic connections, noise protection measures and ecological requirements, e.g. the creation of a wall lizard habitat of 25,000 square metres and the revitalisation of ponds as a bird sanctuary.
