Four Parx plans ecological, modern industrial park in Kirchheim near Munich

At the end of February 2020, Four Parx, an innovative real estate development company specialising in commercial properties, acquired the commercial property Feldkirchner Strasse 15 – 17, in 85551 Kirchheim-Heimstetten, east of Munich, from hubergroup Deutschland Gmbh. The site, which is currently occupied by a paint factory, has a size of around 76,740 m².

The hubergroup will continue to use the property until 31st of March 2021 and will gradually relocate production to other sites during this period. During this time, Four Parx plans to obtain a building permit and thus to begin on the 31st of March 2021 with the 18-month construction of an innovative, modern and sustainable two-storey industrial park for various uses. The concept takes full account of the resolution of the municipal council, which has imposed a ban on changes to the original development plan. With its concept, Four Parx thus meets all the requirements of the new development plan and is developing an almost climate-neutral industrial park and will appeal to users with low-emission businesses.

The concept is aimed at potential tenants from the fields of research & development, laboratories, pharmaceuticals, innovative production of IT, electronics, biotech, robotics, crafts and services. It is also possible to use the area purely for offices and to rent small-scale space, for example for start-ups. The aim is to achieve a heterogeneous mix of predominantly local and medium-sized companies. According to current plans, approx. 60,000 m² of commercial space and approx. 33,000 m² of office and service space will be created on the site.

The project development will be implemented together with Aquila Capital, based in Hamburg. The Aquila Group is an experienced and long-term investor in tangible assets, which has been investing in sustainable and ecological tangible assets such as photovoltaic systems, wind energy and hydropower plants since 2001 and also has extensive real estate expertise.

A particular focus of the innovative business park will be on efficient, ecological and emissions-reduced use and a modern working environment for future employees. The objectives of the ESG guidelines (ESG – Environmental and Social Governance) will serve as a benchmark for development. It is planned to exceed existing standards. For example, the building materials used should be as completely climate-neutral and recyclable as possible (cradle-to-cradle process).

Construction plans also include intensively greened facades and large roof terraces, which will be planted with trees. The area as a whole will be generously planted with trees and flowering meadows in order to achieve a high-quality and natural look and feel on the outside, to preserve existing biodiversity and to attract additional species diversity. Moreover, a green strip of more than 10,000 m² along the motorway as well as the roof gardens will be developed as recreational areas for the employees, in addition to their architectural and ecological function for the environment.

A largely closed external facade will absorb noise emissions completely within the building.

The hubergroup plans to keep its main administration with approx. 200 employees at the Kirchheim Heimstetten site and is counting on the friendly support of the local community.
