Mach2 in Hamburg fully let: Bechtle moved into the property

The Dreieich-based project developer Four Parx, which specializes in commercial space, announces that the first double-story commercial and logistics property “Mach2” in Hamburg is fully let. After leasing to the aircraft manufacturer Airbus as well as to the furnishing company JYSK, further space on the upper floor will go to Bechtle AG. Germany’s largest IT system house and one of the leading IT e-commerce providers in Europe is moving into a total usable space of 20,735 sqm, of which 16,244 sqm is warehouse space, 1,930 sqm is office space and 2,561 sqm is mezzanine space. In addition, there are 52 indoor and 18 outdoor parking spaces.

With “Mach2”, Bechtle is opening up another logistics location in northern Germany and will employ around 130 people. In the new “Bechtle Logistics North”, the service provider will take on a wide range of tasks such as processing incoming goods, picking, packing, and shipping orders, as well as other IT services. In addition, there will be the storage of large and small parts with the use of modern Orbiter shelving systems and flow racks, as well as automated push-up picking to maximize the use of the available warehouse space.

Four Parx is realizing the multi-story commercial and logistics property together with the investment and asset manager AEW and the construction company GSE Deutschland.  “Mach2” is being built without pre-letting in the immediate vicinity of the Port of Hamburg on the former production site of the beverage manufacturer Refresco. The BREEAM “Excellent” certified property provides tenants with a total of 123,000 sqm of usable space on two equally usable levels. For this purpose, the optimally connected logistics and commercial facility has electrohydraulic dock levellers as well as two heated ramps for truck use with loads of up to 45 tons.

Another user for the remaining space of “Mach2” will be communicated by Four Parx in the coming weeks. This means that the property will be fully let before completion.

“Mach2” demonstrates innovative ways to develop space in cities. During its development, Four Parx broke new ground in many ways and overcame a multitude of challenges, including an elaborate approval process, in the area of structural engineering, as well as in groundwork due to the occurrence of strata water and the discovery of explosive ordnance. In order to integrate the property into the cityscape in a way that was compatible with the surroundings, Four Parx addressed architectural requirements and held an architectural competition for an attractive facade. For “Mach2”, the developer received the B24 Brownfield Award Special Prize for Innovative Concepts 2020.
